The Hamlet at Saugatuck, which promises to transform Westport’s historic Saugatuck district as advanced after months of silence, with FLB Law Partner Eric Bernheim filing ROAN Ventures revised plans with the Planning & Zoning Department. The updated proposal, reflecting community feedback, promises a more refined and distinct New England aesthetic.
Since its initial unveiling in June 2022, the project has undergone substantial changes. The revised plans address key concerns regarding building density, height, and architectural style. The reimagined development now boasts softened edges, setbacks on upper floors to reduce mass, and an overall look that complements Westport’s historic charm.
Key Highlights of the New Design:
Balanced Waterfront Structures: Three buildings along the riverfront have been redesigned for better proportion and scale.
Historic Inspiration: Railroad Place’s new aesthetic draws from its past, replicating the look of the original Saugatuck post office and incorporating stamped concrete streets for a cobblestone-like appearance that encourages traffic calming.
Revitalization Near Luciano Park: A barn-style stone building will replace the current boat storage area, serving as a market, event space, and children’s activity hub.
Residential Component: The Hamlet will include 57 residential units across five buildings, with up to 20% designated as affordable housing (or 25% if located off-site but within a quarter mile of the train station).
Improved Traffic Flow: A roundabout at the Railroad Place curve will ease train station drop-offs, while Franklin Street will transition to a two-way road for better circulation.
Underground Parking: Plans include below-grade parking via Railroad Place and Franklin Street.
These changes provide a nice balance between Westport’s history and modern functionality. The special permit process is now underway, with a projected opening in 2028.
